The point about house hacking as a first move is solid — one thing worth adding is that running numbers with the 1% rule (monthly rent ≥ 1% of purchase price) helps beginners filter out bad deals before they ever talk to an agent. Kris, do you find that rule still holds up in today's markets, or have you adjusted the benchmark for the areas your team recommends? 🏠

– after a dog bite, my attorney came back and said that the case is lost, bc the owners never got insurance, –According to the bank mortgage loan Representative.
– then, I went online and researched the issue….
– It turns out that many people have reported the same thing that after a dog bite, the house owner is reported by the bank, to have FAILED to OBTAIN Insurance.
And so that is that, and the bank doesn't have to open up their books to prove whether the Bank is lying as to whether the hime owner has Insurance, OR not.
– something is wrong in the system where the banks + Insurance Companies have the power to BLOCK ACCESS to Their Records from an attorney for a dog bite victim Case.
– this is where the banks + home Insurance are in CAHOOTS with the COURTS so they screw a
dog-bite VICTIM.
